Our process makes it easy for you.

Building an ADU or a new house is a meaningful investment for your property, so we treat your investment with great care.

We know how complex and stressful the building process can be, that’s why we developed our process to answer the following questions:

WHAT CAN I BUILD?

Depending on your lot size and your city’s regulations and setback requirements, we can determine what options are possible to build on your property.

HOW MUCH WILL MY PROJECT COST?

The costs behind every project are as unique as every property. In our experience the cost of construction can range from $250-$500 per square foot (projects range in size from 400-1200 square feet) depending on size and finishes.

HOW CAN I FINANCE THIS?

  • We design and build entirely with money you arrange, for example through a home equity loan.
  • We design and build with our money. When the project is finished you refinance your mortgage on the new increased property value to pay us back.
    In other words, we provide a second mortgage or bridge loan to build the ADU. Once the project is done, you can easily refinance the whole property into a single mortgage.
  • We design and build with our money as a loan. Then we manage the rental and share the rental income with you until we are paid off. 
    For example: ADU rental income $2000/month – $150 management cost = $1850 ($925 for owner, $925 for GROWN ADU each month). You earn rental income for $0 investment. When GROWN ADU is paid, you keep 100% of the rental income and benefit from the increased property value.
