We design and build entirely with money you arrange, for example through a home-equity loan.


We design and build with our money. When the project is finished you refinance your mortgage on the new increased property value to pay us back.

In other words, we provide a second mortgage or bridge loan to build the ADU. Once the project is done, you can easily refinance the whole property into a single mortgage.


We design and build with our money as a loan. Then we manage the rental and share the rental income with you until we are paid off. 

For example: ADU rental income $2000/month – $150 management cost = $1850 ($925 for owner, $925 for GROWN ADU each month). You earn rental income for $0 investment. When GROWN ADU is paid, you keep 100% of the rental income and benefit from the increased property value.
